This hotel was truly a find. It is an apartment hotel, meaning that the units are apartments not regular hotel rooms, and located at the end of a bustling pedestrian only district near the Arno river between the Ponte Vecchio and the Ponte alle Grazzie. It's a ten minute walk to the Uffizi Gallery, great restaurants, shopping, and a 15 minute walk to the Duomo and Gallery Academia (where the David statue lives.) Literally the best gellato I have ever eaten is located across the street from the Kairos at Gellateria de Neri, and the pizza place adjacent to the building (Berbere) has some of the best pizza we had in all of Tuscany. And another bonus, one of Florence's star restaurants, La Buchette, is on the next block. But, back to the property itself... the one-bedroom unit we stayed in was pretty much brand new, beautifully decorated, and nicely appointed with kitchen, fridge, utentsils, comfortable beds, a sofa bed and a WASHING MACHINE! After ten days traveling that washer-dryer was a godsend. There was a welcome bottle of wine, a very nice touch. The staff was responsive and housekeeping was readily available at the guests' choice. We always work while traveling and the wifi was very good in the rooms. Blackout curtains kept out the street lights and the air conditioning kept the temperature chilly on some very warm nights. The only slight annoyance was that the sofa bed was a bit smelly from a previous guest spilling some kind of food substance on it, but we asked that it be cleaned and housekeeping took care of that right away. We will definitely stay here again.

The apartment was amazing! Seriously! It was so beautiful! We were not expecting it to be so big, spacious, clean and decorated very classy with its art and glass. We walked in and we all said, “WOW”!! The location couldn’t have been any better! It is located in a famous sandwich street with lots of restaurants, sandwich shops, cafes, gelato, and souvenir shops. A few steps down the street you have a grocery store, museums, bars, etc. The location was perfect! Hotel staff were amazing! They were so helpful with our luggage and any questions we had. This apartment was very clean! There are many lights in the rooms. There was a washing machine with a dryer cycle ( we loved that it dried out clothes too), refrigerator, stove, dishwasher, and toaster oven. Not to mention an espresso machine! Not only that, when we got to the room they had a bottle of wine on the kitchen counter as a welcoming gift! There is a small elevator which worked perfect for for my daughter and I and my husband and son enjoyed taking the stairs. I can’t say enough about this place! We have been on a 3 1/2 week vacation and 7 different hotels/apartments and Karios is by far our favorite! We didn’t want to leave. If you stay here, there is a coffee cafe just a few doors down with a window to order in the morning. They had great croissants, cappuccinos, espresso, and coffee. Croissants either plan or with many options, ex: with lemon custard, raspberry custard, ham and cheese, etc.. You just can’t go wrong here! Beyond perfect!

We believe this is the best apartment we stayed in during our five-city trip in Italy. The building appeared small and untrustworthy from the outside, but the unit room is great. They also have larger (deluxe?) rooms. It is an old building that has been renovated in a modern style and equipped with modern amenities (a good kitchen, a washing machine, a microwave, and a coffeemaker). They even gave us a complimentary bottle of wine as a welcome gift. They provided us with not only kitchen utensils but also oil, salt, and other basic cooking ingredients. The shops and restaurants are located directly to the right or left of the apartment. The nearest grocery store (CONAD) is only 100 meters away. Near the apartment, there is a market that sells a variety of local foods. It is also close to the Arno River. One more thing: they waited for us! When our taxi pulled up in front of the apartment, Herman (or German? the staff) greeted us and promptly assisted us with our luggage. We were immediately made to feel at home. Silvia is also cooperative and communicative. Thanks!

Sparkling clean and modern - the room felt like a hotel. The folks at the front desk were very friendly and helpful (note: it's not staffed 24/7). Someone always responded very quickly when I texted the number provided - even late at night. The bed was the most comfortable we slept on during our Italy trip. This was our favorite accommodation of all the places we stayed. The location can't be beat (though be prepared for crowds). It's even right across the street from famed gelato shop Gelateria dei Neri. Tons of incredible restaurants around - only one block from Sgrano which has the best gluten free bread I've ever eaten! Lots of cute shops too. Walkable to all the major sights (Duomo, Uffizi, Accadamia, Palazzo Pitti / Boboli Gardens, Ponte Vecchio, Santa Croce, etc.) We loved exploring Firenze and then coming back to relax in our quiet little safe haven at Kairos. Also, fantastic decor! Really cool art.

Not considering anything else except location, this apartment deserves the best possible star rating. We loved being able to walk to so many great locations that were right from the steps of this apartment. On top of that, the unit was very recently renovated, with very thoughtful design elements that fit with the old city, but with modern finishes. There were three of us on this trip, which included 16-year-old who slept on the pull out couch. It was slightly cramped when the pullout couch was pulled out, but I can’t complain too much about that, as that is the nature of pull out beds. We also liked how the facility was accessible through key cards, as opposed to having to carry around keys.
